My name is Julie Bohn and I am a CPA who specializes in helping real estate agents reduce their taxes. Several years ago, I realized that there is a vast need to help real estate agents reduce the amount of taxes they pay. Sure, there are accountants and tax preparers all across the country who prepare tax returns for agents, but is anyone actually focusing on the specific needs of real estate agents and taking a proactive approach to help them? I decided to design a system that would help both new and experienced agents alike.
You might be wondering why I would choose to help real estate agents in particular - why not doctors, lawyers, or other self-employed people? With several members of my family involved in real estate, you could say that it chose me. For the past 13 years, I have handled all the accounting and tax needs for my family's ERA real estate franchise in Austin, Texas. I have four siblings who are agents in Ohio and Texas. As my brother hired new agents for his office, I usually received a phone call from the new agent telling me that they had no idea what kind of records to keep, asking me what was deductible, how much they should save for taxes, etc. Rather than recommending one of the hundreds of detailed tax books on the market, I decided to take a more personal approach and give the agents only the information they needed. Honestly, even as a CPA, the size of some of those books is truly intimidating!
But as I started considering how I wanted to approach this project, I decided early on that I wanted this to be a total system for real estate agents and not just another informational book. Since it seemed that most new agents didn't have an idea where to start, I wanted to recommend and offer methods for them to keep good records to be sure that they were taking all the deductions they deserved. I also wanted to be sure that as I suggested tax-saving strategies, I also provided step-by-step instructions for implementing those strategies. Nothing is more frustrating than reading suggestions and then having no idea what you need to do after that to actually put these strategies into action. I also wanted to keep agents informed about tax changes during the year that might impact their business and personal taxes. And I ultimately wanted to provide a website that would offer valuable calculators, tax rates, and answers to common tax and business questions.
Of course, as the final step in the tax-saving process, I wanted to prepare the tax returns for these agents to ensure that their tax savings were maximized. And all the while, I wanted to maintain personal contact with my clients rather than employing a large staff that would make it impossible to do this. Even though I wanted to include everything in my system that would save agents both money and time, it had to be affordable for all agents.
